1. To issue and send monthly Invoices/Statements to unit Owners;
2. To call and collect maintenance charges from Owners to ensure update payment;
3. To document and issue receipt for rental of facilities;
4. To submit payment requisitions;
5. To prepare proper notices in notice boards;
6. To carry out general administration and filling of important documents in the Management Office including purchasers file, access cards records, contracts, licenses etc. ;
7. To receive and handle complaints from residents / owners;
8. To record complaints and ensure prompt response to residents / owners;
9. To check and report attendance of all workers and staff;
10. To monitor site staff day to day operation duties and activities to ensure optimum productivity and satisfactory performance of the staffs and vendors (e.g. Security, Cleaning, Landscaping, Electrical supply, Gym, Pest control and other services);
11. To ensure proper cash handling, payment, purchase orders or any documentation are in order that is acceptable to the accounts department and auditors:
12. To ensure all stratified properties that are managed is in accordance to the Strata Management Act;
13. To ensure all licenses and mandatory inspections are carried out according to authority requirements;
14. To arrange for the JMB/MC meetings with the necessary meeting minutes;
15. To help prepare for the AGM or EGM as and when needed;
16. Any other duties and responsibilities as and when required by the Company.
